What is Realty Lifeline?
Realty Lifeline is a Web service dedicated to providing the highest-quality real estate leads from real estate agents to real estate agents.

Here's how it works:

Realtors with a client that may be buying or selling property in another city or state (or with friends, family, or other clients that are buying or selling property elsewhere) can post that lead as a Referral to our web site. The Referring agent lists the city, state, and zip code of where the buyer or seller will be buying or selling property.

Other Realtors that live in the area where the buyer or seller are located will "bid" for that Referral by clicking on the "Bid for this Referral" button when viewing the Referral.

The Referring agent then reviews the profiles of the Bidding agents and selects the best fit for that Rererral!

Referral fees between the Referring and Bidding agents will be negotiated between themselves. Realty Lifeline does not take any portion of referral fees that may be paid in a transaction and is not a party to the real estate transaction.

Referrals

What are Referrals?
A Referral is a lead that is posted to our Web site by a real estate agent (the referring agent). The lead will be for a buyer that is looking to purchase a house, or for a seller that is looking to sell a property.

What are Active Referrals?
Referrals expire 90 days after they are posted. We do this to keep Referrals fresh and of high quality. You can re-post Referrals if they expire.

How do I post Referrals?
Click on the Post Referrals tab and follow the instructions. We have made posting new Referrals as simple as possible.

Referrals expire after 90 days. Why is that?
We want the Referrals that are posted to your network to be fresh. You can renew Referrals when they expire and so make them available for another 90 days. We believe both referring and bidding agents should be working their leads and network constantly to ensure that high-quality leads are posted to the network and that leads are diligently worked for the benefit of buyers and sellers. Utlimately we want to enable you to provide the highest quality service possible to your clients.

Bids

What are Bids?
When a referring agent posts a Rerrral on our site, it is available for all other agents to view. If you would like to get that lead (or Referral), you must place a "Bid" on it. When you place a Bid on a Referral, the referring agent can review your profile and reviews from past Realty Lifeline transactions.

How do I bid on Referrals?
You create a Bid by clicking on the Bid on this Referral button on the Referral Details page. The referring agent will review all of the Bids that he or she gets, then choose an agent that they want to work with. Who is selected is entirely dependent on the referring agent.

What are Active Bids?
A Bid is active on a Referral unless you withdraw it, or unless the Referral expires.

I've submitted my Bid... what's next?
The Referring Agent will review Bids as they come in and make a decision on will get the Referral. When a Referral is awarded to you, you will see a message on the Home page and the Referral will appear under the Pending Transactions section.

Pending Transactions

What are Pending Transactions?
Pending Transactions are created when a Bid is accepted by the referring agent. Once a Bid is accepted, the Referral and Bid cannot be withdrawn. The Pending Transaction must be completed or canceled by one of the agents involved in the transaction.

How do I complete a Pending Transaction?
Pending Transactions appear on your Home Page when you are logged in. Click on the link for Pending Transactions, then on the Complete Transaction button. There are two options: Sale Completed or Sale Canceled. If the Referral lead successfully resulted in a sale (seller Referral) or purchase (buyer Referral) then you will choose the Sale Completed option. If the Referral lead did not result in a sale or purchase, you will choose the Sale Canceled option.

How do I get notified when new Referrals are posted for my city or zip code?
If you have elected to turn on e-mail Alerts in your Profile, then you will receive e-mail notifications on new Referrals that are posted in your city/state, or your zip code, or both.

How do I get notified when new Bids are made for my Referrals?
Like in the previous question, if you have elected to turn on e-mail Alerts in your Profile, then you will receive e-mail notifications on when Bids are made on your Referrals.

What if my Referral expires?
Referrals expire after ninety days. We want you to keep your Referrals up to date and active. You can renew your Referral when it appears as expired on your home page.

Reviews

What are Reviews?
Reviews are performed by the Referring and Bidding agents after each transaction is complete. The only way you can generate a Review is by posting a Referral and accepting a Bid, or by posting a winning Bid for a Referral. The Reviews are tied to unique Referrals, and therefore are much more accurate: you are reviewing the performance of each real estate agent in action.
